Commentary for Outcome of June 2026 BTO exercise

SINGAPORE, 24 June 2026 – The June 2026 BTO exercise will conclude on 24 June 2026 at 2359 hours. In total, 6,952 new BTO flats were available for application across seven projects in Ang Mo Kio, Bishan, Bukit Merah, Sembawang, and Woodlands.

As of 5pm on 24 June 2026, the total number of applicants stood at 22,634, translating to an overall application rate of 3.3 for the 6,952 flats available. This is a tad higher than the overall application rate of 3.0 for February 2026’s BTO exercise, with 14,052 applicants for 4,692 BTO flats (as of 5pm on 11 Feb 2026).

“Even with nearly 50% more units launched than the last BTO exercise, overall demand did not dilute. This speaks to the popularity of June’s projects, especially Prime flats at Lakeview Cascadia and Berlayar Rise,” said Eugene Lim, Key Executive Officer, ERA Singapore.

Prime projects at Bishan and Bukit Merah lead demand with strongest turnouts

“Demand was largely led by both Prime projects, Lakeview Cascadia and Berlayar Rise. Together, they accounted for 14,623 applications, or a significant 65% of the total pool.”

“The strong take-up for Prime projects shows that buyers remain willing to accept tighter resale conditions where new flats are affordable and well located.

Lakeview Cascadia is the first HDB launch in the Lakeview area in over 40 years, and sits within walking distance of Marymount MRT station. Meanwhile, Berlayar Rise is the second BTO project in the new Berlayar township, offering sea-facing blocks and proximity to Telok Blangah MRT station.”

“Berlayar Rise and Lakeview Cascadia stood out among June projects offering 4-room flats, being the top two in terms of applicant numbers. As of 5pm on 24 June 2026, both projects garnered a total of 8,776 applicants for 4-room flats.

Likewise, Lakeview Cascadia and Berlayar Rise saw first-timer family application rates of 3.7 and 3.2 respectively for 4-room flats, just below the high of 3.9 at Woodgrove Acres. This is notable given that they offered 745 and 988 four-room units respectively, far more than the 162 units at Woodgrove Acres.

Their strong application rates were therefore underpinned by genuine buyer interest, rather than a small supply base.”

“The relative affordability of 4-room flats at Lakeview Cascadia may have helped in unlocking pent-up demand. Starting from $534,000 before grants, these flats are priced significantly below similar resale units in Bishan, which cost between $840,000 to $950,000. In other words, buyers would be paying roughly 57% to 78% more on the open market.”

“Similarly, the more affordable pricing for 4-room flats at Berlayar Rise likely made them a palatable entry point for first-time buyers. Comparable resale units nearby are priced between $938,888 to $1.068 million, or about 59% to 80% higher than the starting price of $592,000 before grants.”

Plus projects in Ang Mo Kio see measured demand

“Across projects offering 2-room flats, Kebun Baru Breeze saw the lowest interest from first-timer singles. Within this segment, the 2-room flats were 3.8 times oversubscribed, well below the overall median of 7.3 times.

Demand was also measured for 3-room and larger flats at both Plus projects. First-timer family application rates stood at 1.3 for 3-room flats at Kebun Baru Ridge, and 1.3 for 4-room flats across both Ang Mo Kio projects.”

“Buyers may have taken a measured view of both projects, given their 10- to 15-minute walking distance from Mayflower MRT station, on top of tighter resale conditions for Plus flats.”

“However, at Kebun Baru Ridge, 3-room flats were 22.9 times oversubscribed by second-timer families, surpassing even the 22.2 application rate for Berlayar Rise. This likely reflects interest from families with young children, who were drawn to its proximity to CHIJ St Nicholas Girls School. The shorter waiting time of about three years and one month may have added to the appeal.”

Standard projects see divergent interest across Woodlands and Sembawang

“Interest across the Standard projects was uneven, with stronger demand at Woodgrove Acres, and softer take-up at Sembawang Portico and Sembawang Brook.”

“Healthy demand was seen across all flat types at Woodgrove Acres, with its 3-, 4- and 5-room flats recording first-timer family application rates of 2.3, 3.9 and 2.4, respectively.

Its 2-room flats also posted the highest first-timer singles application rate at 18.1, ahead of Lakeview Cascadia (7.3) and Berlayar Rise (7.5). However, this is likely due to the small supply of just 157 units, which would have pushed up the application rate.”

“Woodgrove Acres likely benefited from buyers viewing it as a value-for-money Standard project. Its accessible pricing, coupled with proximity to several primary schools within 1km, such as Fuchun Primary School and Innova Primary School, makes it palatable for young families.

While Woodlands MRT station and Woodlands Regional Centre are not at the project’s doorstep, they remain reasonably accessible by bus. This supports its value proposition among buyers looking for affordability, without compromising too much on convenience.”

“Softer demand at both Sembawang projects was not unexpected, with first-timer family application rates falling below one across all 3-room and larger flat types. Buyers likely prioritised location over shorter waiting times, considering the distance of both projects from Sembawang MRT station and the presently limited amenities nearby.”

“The steady influx of new HDB housing in Sembawang has effectively tempered near-term demand. Including February’s BTO supply, 3,985 flats have already been launched in the town this year. With another 1,310 units announced for October, homebuyers without pressing needs can easily afford to take a more considered approach.”
