The amount payable depends on the property type, purchase price, loan amount, citizenship and number of properties you own. CPF savings may be used for eligible purchases, subject to prevailing CPF rules and limits.
Eligibility depends on factors such as citizenship, age, household profile, income, existing property ownership and the property’s Minimum Occupation Period (MOP). HDB flats and executive condominiums have specific eligibility conditions, while private properties generally have fewer purchase restrictions. Foreign buyers should also check approval requirements and applicable stamp duties.
Buyers generally pay Buyer’s Stamp Duty. Additional Buyer’s Stamp Duty may apply depending on citizenship, residency status and the number of residential properties owned. Sellers may need to pay Seller’s Stamp Duty if the property is sold within the applicable holding period. As rates and rules can change, confirm the latest amount with IRAS before committing to a transaction.
The right sequence depends on your finances, housing needs and risk tolerance. Selling first may provide greater budget certainty and reduce the risk of owning two properties simultaneously, but temporary accommodation could be necessary. Buying first provides continuity but may require bridging finance and could affect ABSD, loan eligibility and CPF usage. A financial timeline can help identify the safer option.

The agent should explain their scope of work and commission before you sign an estate agency agreement. Commission rates are negotiable and may be subject to GST.
