The tender for the Government Land Sale (GLS) site along Town Hall Link was launched on 3 July 2026. Located near Jurong East MRT station, the site has a maximum gross floor area of 186,139 sqm. Being a white site, developers can build a mixed-use development with at least 40,000 sq m of office space and another 44,000 sq m for complementary uses such as retail, serviced apartments, hotel, sports recreational and community space. The site can also yield about 1,200 condominium units. The tender for the site will close at 12 noon on 17 November 2026.
This site was carved out of a larger 6.5-ha site that was launched for tender in June 2023 but was eventually not awarded because URA deemed the bid price too low. This site is unlikely to meet the same fate as the previously-launched land parcel because it is a more palatable size. Furthermore, the government will undertake some infrastructural works which will lessen construction cost.

“The last GLS site in Jurong East was awarded back in May 2012, which has since been developed to J Gateway. The upcoming J’den was launched in November 2023 but this condominium was a redevelopment of JCube mall. Based on lodged caveats, there are only 11 unsold units in the 368-unit J’den. The limited supply of new condominiums in Jurong East, coupled with the transformative plans for Jurong Lake District, could boost participation in this tender.”

“The site is in close proximity to Jurong East MRT interchange station and Jurong East Bus Interchange. Currently, the MRT station serves the North-South and East-West lines but is expected to also serve a third line upon completion of Stage 2 Jurong Region Line in 2028. Both public transport nodes will allow future residents to commute to all parts of the island easily.”
As the site is designated as a White Site, the future development is expected to feature some retail space, which will benefit future residents. Additionally, there are several malls near Jurong East, namely Westgate, JEM and IMM. Future residents will also be a short walk from Genting Hotel Jurong, and within a 2km radius of Fuhua Primary School, Yuhua Primary School, Commonwealth Secondary School, Crest Secondary School and Jurong Secondary School.
Buyer Demand
“Mixed-use or integrated developments tend to be greatly demanded by buyers because buyers appreciate the convenience of living in such developments. Shops that meet all their daily needs and public transport hubs are a short walk away.”
Furthermore, transformative changes are underway for Jurong Lake District which is slated to be Singapore’s secondary CBD. This could appeal to buyers who want to be among the first to live in an emerging area.
“J’den, which was the last new launch in the Jurong East area, saw an 88% take-up rate over its debut weekend in 2023. Buyers were highly interested in the project’s location, as it is directly connected to Jurong East MRT interchange and surrounding shopping centres, such as Westgate, IMM and JEM. A future mixed-use development could hence appeal to buyers looking to capitalise on the JLD’s long-term growth prospects.”
Market Outlook
