Commentary on the Launch of Lentor Gardens Residences

Lentor is an emerging area in District 26, envisioned as a pedestrian-friendly neighbourhood surrounded by lush greenery.

According to ERA’s records, 270/502 units (54%) of Lentor Gardens Residences have been sold as at the date of this release. 

Located in the Lentor area, Lentor Gardens Residences is the seventh condominium launch in this neighbourhood. All seven developments together total around 3,400 units and are in high demand. Apart from Lentor Gardens Residences, fewer than 30 units remain available as of this release.

The Lentor Central GLS site, awarded in March, is the eighth GLS site in Lentor to be awarded in recent years. This plot is expected to yield 560 units.

“As Lentor Gardens Residences is one of the last condominiums in Lentor to be launched, it offers one of the final opportunities for buyers to purchase a home in this emerging neighbourhood,” said Marcus Chu, Chief Executive Officer, ERA Singapore.

“Lentor Gardens Residences also offers buyers an opportunity to enter the market at a time when key amenities, such as Lentor MRT station and Lentor Modern Mall, are already operational, while housing prices have yet to reach their full potential,” added Chu.

Buyer Demand

The completion of the Thomson-East Coast Line (TEL) has significantly benefited both existing and upcoming developments near its stations. Now fully operational, TEL links the previously underserved East Coast area to the MRT network. Lentor Gardens Residences, located near Lentor MRT station, benefits from this proximity, enhancing its attractiveness to potential buyers.

Among the many buyers, some are HDB upgraders from nearby Ang Mo Kio, where the number of million-dollar HDB flats is rising. In the first half of this year, approximately 79 HDB flats in Ang Mo Kio sold for at least $1 million, comparable to the 80 that sold last year. 

Demand also came from residents of nearby landed estates who are looking to right-size without leaving their familiar neighbourhood. The project may also appeal to buyers who wish to live near their parents, who live in the surrounding landed estates.

“The ongoing transformation of Lentor could also appeal to lifestyle-driven buyers seeking a tranquil haven set within nature. Today’s buyers want a home that is not only convenient and well-connected but also supports their lifestyle and aspirations,” said Chu. 

Chu notes that, as Lentor is still developing, some buyers may be drawn to the potential for long-term capital growth of its condominiums. 

Unit Mix

Lentor Gardens Residences offers 499 condo units, including two-, three-, and four-bedroom layouts. The two-bedroom units are likely to attract young couples and investors, while the larger three- and four-bedroom options are geared toward bigger families and buyers looking to upgrade.

A distinctive aspect of Lentor Gardens Residences is its three terraced units, appealing to buyers seeking a landed home with condominium amenities.

“Lentor Gardens Residences offer a good mix of unit types and sizes that should appeal to a wide range of buyers. This diversity is important in today’s market, where buyers’ demand is becoming increasingly selective,” said Chu.

Pricing

Because there are a few unsold new condominium units in Lentor and the area is constantly transforming, the pricing of Lentor Central Residences is likely to mirror the distinctive qualities of this developing neighbourhood.

“Future residents of Lentor Gardens Residences will value the project’s proximity to Lentor MRT Station on the Thomson-East Coast Line, which offers seamless access to Orchard Road, the CBD and Changi Airport,” said Chu

Since it started operating, the Thomson-East Coast Line (TEL) has significantly improved connectivity in the formerly underserved East Coast area. As a result, housing demand has risen near TEL stations due to improved accessibility.

Lentor MRT Station is conveniently located just a few stops away from three interchange stations. This offers future residents straightforward access to the North-South Line via Woodlands Interchange, the Circle Line at Caldecott Interchange, and the Downtown Line at Stevens Interchange.

Additionally, Lentor MRT Station is only two stops from Bright Hill MRT Station, which will become an interchange for the Thomson-East Coast and Cross Island lines once the Cross Island line opens in 2030.

The nearby Seletar Expressway further improves the accessibility of Lentor Gardens Residences.

Future residents will benefit from proximity to Lentor Hillock Park, Thomson Nature Park, and Lower Seletar Reservoir, offering a unique combination of connectivity, convenience, and nature.

Chu stated that proximity to nature is becoming more crucial for buyers, as more individuals realize the advantages of green spaces. These areas provide wholesome recreational opportunities for families and promote mental health. Additionally, green spaces help combat global warming by reducing local temperatures. 

Several schools are within a 2 km radius, including Anderson Primary School, Ang Mo Kio Primary School, Mayflower Primary School, CHIJ St. Nicholas Girls’ School (Primary and Secondary), Mayflower Secondary School, Presbyterian High School, Anderson Serangoon Junior College and Nanyang Polytechnic.
