ERA Appointed to Market Conservation Shophouse in Tras Street for Sale by Expressions of Interest at SGD $15.6 million

ERA Realty Network Pte Ltd ("ERA"), as the exclusive marketing agent, announced today the launch of 38 Tras Street, a commercial conservation shophouse in the Chinatown-Tanjong Pagar Conservation Area, for sale by Expressions of Interest (“EOI”). 

The property has a site area of 120.6 sq m (approximately 1,298 sq ft) and a floor area of 319.0 sq m (approximately 3,434 sq ft), subject to final survey. Based on the guide price of S$15.6 million, this translates to S$4,543 per sq ft (“psf”) on the existing floor area.

In addition, as the vendor is not GST-registered, no Goods and Services Tax (“GST”) will be charged on the sale, thereby reducing the upfront acquisition cost for the purchaser.
