Commentary on the opening of tender for land parcel at Dunearn Rd

SINGAPORE, 8 December 2025 – The tender for the Government Land Sale (GLS) site at Dunearn Road opened on 8 December 2025 and is scheduled to close on 28 April 2026. The site, located in the upcoming Bukit Timah Turf City precinct, covers approximately 19,041.6 sqm with a potential yield of 330 private residential units and 1,400 sqm of commercial space. 

This is the second site in the upcoming Bukit Timah Turf City estate and sits adjacent to the previous Dunearn Road plot that was awarded in July.

The site’s location within the upcoming Turf City housing estate is likely to attract bidders, due to the allure surrounding the new high-density housing development in one of Singapore’s prime districts. The estate will provide a highly liveable and inclusive environment, featuring both public and private housing as the town is gradually developed over the next 20 to 30 years.

Given its prime location and potential within the upcoming Bukit Timah Turf City township, combined with the positive response to the neighbouring site tendered earlier, the site could attract 5 to 7 bidders.

Location attributes

Being the second site in the area, it offers a first-mover’s advantage and will also set the tone for future development as part of a premium, master-planned community in Bukit Timah. 

The site is also likely to be within a 1 to 2 km radius of several esteemed schools, including Raffles Girls’ Primary School, Hwa Chong Institution (Secondary and Junior College – Integrated Programme), and National Junior College.  

Additionally, it is just a seven-minute walk from the Sixth Avenue MRT station on the Downtown Line. Connectivity is set to improve further with the opening of the Turf City MRT station in 2034. As part of the Cross Island line, it will offer residents direct access to key destinations across western and north-eastern Singapore. 

Turf City Masterplan

Bukit Timah Turf City is planned to become a new mixed public and private housing estate with approximately 15,000–20,000 homes, centred around preserved heritage structures such as the old grandstands, extensive green spaces, and a new nature park covering about 40 hectares. The area will adopt a car-lite, walkable design with strong connections to parks, community areas, and amenities, and will be supported by the nearby Cross Island Line’s Turf City MRT station opening around 2032, enhancing access and fostering a sustainable, heritage-integrated neighbourhood.

Buyer Demand 

The scarcity of GLS sites near the Dunearn Road location in recent years has led to a tighter supply. There is an accumulated demand for non-landed homes in Bukit Timah, which is recognised as one of the most prestigious addresses in Singapore. Additionally, as the first site in the upcoming Bukit Timah Turf City, a new housing precinct in a prime area, we can anticipate strong interest from buyers.

Developers’ Interest

Developers might find the site attractive given the rarity of GLS land parcels released in District 10. This has led to pent-up demand in the area, with potential right-sizers from nearby landed estates or young families wanting to live near their parents possibly forming a ready pool of buyers.

There is significant optimism in Singapore’s residential market at present, with strong sales take-up across the 2025 launches so far, and we expect some developers to seek to replenish their land bank. 

Currently, excluding ECs, there are seven GLS sites open for tender (including the three sites launched today), and another seven on the 1H 2026 Confirmed List. Although this may divert developers’ interest, the strong locational attributes of the Dunearn Road site will still make it a popular choice among developers.

Developers will need to consider their options, as three additional CCR sites are set to be announced for the 1H 2026 GLS confirmed list. This includes sites in highly competitive areas such as Peck Hay Road and River Valley.

With its prime address, proximity to existing and future MRT stations, as well as the planned transformation of Bukit Timah Turf City, developers may be more inclined to pay a premium to secure this attractive site, especially in light of the strong competition for the previous Dunearn Road site. Therefore, we could see land bids exceeding $1,400 psf ppr.
